I missed the last one and I was fortunate to take my son to this years event at the Coral Gables Youth Center located on University Drive.</p>
<p>They group the childeren in to various events according to their age. There is also a band, face painting and food and drink available for purchase at a fair price.</p>
<p>It is a lot of fun for the kids however bring a hat and sun screen because there is no escpaping the sun.</p>

			<content:encoded><![CDATA[<p>Even though , I am a native of Miami,  I have been to the <a title="More info the Everglades" href="http://www.nps.gov/ever/planyourvisit/things2do.htm" target="_blank">Everglades National Par</a>k maybe 2 times and it would be a stretch if I said 3 times. I am embarrassed to say that but I wonder how may people live in Washington D.C and never toured the White House.   I had the chance to visit the Everglades and I will so again, next time I think I will bring my bike.  The Winter and Fall Months are the best time to go since it is cooler and dryer.</p>
<p>I had forgotten how vast the Everglade is &#8211; 1.5 million acres. It is very impressive. Many people go there to bird watch,<a title="Hiking Trail Guide" href="http://www.nps.gov/ever/planyourvisit/hiking-trails.htm" target="_blank"> hike </a>, bike and <a title="Where to kayak in the Everglades" href="http://www.nps.gov/ever/planyourvisit/canoe-and-kayak-trails.htm" target="_blank">kayak.</a>   Also if you want to see more alligators in one spot this is the place to visit.  I did see one sign that caused me to pause for a moment.  &#8221; Turkey Vultures May Damage Your Car&#8221; . Someone later explained to me that there is something in the car tires that they like to eat. IF you should decide to camp in the Everglades make sure you have some padding under your sleeping bag since much of the ground is rocky plus bring a hammer to pound in your stakes for holding up your tent.</p>
<p>On  your way back from the park be sure to stop at the fruit stand called &#8221; Robert is Here&#8221;  it has been there for 50 years plus. They make great fruit shakes and there is a petting zoo in the back.  On Saturday you will see close to 100 cyclist who leave Miami and meet there then ride back to Miami. That is showing passion for your sport.</p>
<p>Anyways, it is a nice way to spend your early Saturday or Sunday morning- go while the our climate is still pretty mild</p>

			<content:encoded><![CDATA[<p>January and February Coral Gables Condos Sales up over last year this time. Short sale listings make up about 10% for the Coral Gables condo market. There are currently 144 active condo listings for sale 15 of which are short sales and 2 are foreclosures. Here is what sold between Jan 2012 to Feb 2012: 44 closed Coral Gables Condo Sales 10 of which were  short sales and 6 foreclosures.  Only 36 pending sales in Jan and Feb which is not bad. 13 of those currently under contract are short sales and 3 were foreclosures. Short sales continue to get gobbled up , slowly improving the market place in the long run.  Available inventory of condos has been steadily shrinking. Even though short sales make up around 10 % of the market banks are trying to speed up the process. Speeding up the process helps everyone, the seller who wants to move on and the buyer who wants to settlle and of course the Coral Gables real estate market in general.  The Coral Gables condo market is going in a positive direction and the charts below reflect that.</p>

<p>Even though December is month where most people may not be out house hunting as much, December turned out be not a bad month compared  to November and October which were somewhat slower. There were 24 closed Coconut Grove homes ( single family) homes that closed.  The highest sale was $ 2,850,000  at<span style="color: #0000ff"><a title="Listing Info on 3333 S. Mooring Way" href="http://sef.mlxchange.com/DotNet/Pub/EmailView.aspx?r=364289524&amp;s=SEF&amp;t=SEF" target="_blank"><span style="color: #0000ff"> 3333 S. Mooring way</span></a>   <span style="color: #333333">Originally, this property  was listed in early 2010 for almost 4.5 which seemed high.  The bonus that this house had was that it had a boat dock and nice view to Biscayne Bay even though it was not considered waterfront property. Of</span> <span style="color: #333333">course being located in</span> </span><a title="Gated community in Coconut Grove" href="http://www.miamiluxuryhomesmatch.com/neighborhood/the-moorings"><span style="color: #0000ff">The Moorings did not hurt either</span>.</a> <span style="color: #0000ff">  <span style="color: #333333">Waterfront properties in Coconut Grove still sell for a handsome premium compared to other Miami real estate markets.</span></span></p>
<p>The lowest sale price was located at <span style="color: #0000ff"><a title="Info on this listing" href="http://sef.mlxchange.com/DotNet/Pub/EmailView.aspx?r=1681289225&amp;s=SEF&amp;t=SEF" target="_blank"><span style="color: #0000ff">3639 Williams Ave</span></a>,<span style="color: #333333"> it sold for $35,000.</span></span></p>
<p>Of the 24 Coconut Grove homes sales, 4 were short sales and one was a foreclosure.  Foreclosures really have dropped out of the market. There is only one Coconut Grove foreclosure on the market.  However, there are 16 short sales on the market and that is up a bit.  Possibly more short sales and less foreclosure may be the trend.</p>
<p>There are currently 130 Coconut Grove  homes for sale, 65 of which are over 1,000,000 and 2o those listings are under 1.5 million.</p>
<p>The $600,000 to $800,000 price range and also $999,000 to $1.5 have been the most active going under contract.  Other price ranges are selling as well ,however, the above mentioned appears to be the most active in the last few months in Coconut Grove.</p>

			<content:encoded><![CDATA[<p>Even though we were in the holiday season homes for sale in Coral Gables have been moving along. There currently 312  Coral Gables Homes for sale. Of the 312 homes for sale that number includes 8 short sales and 2 foreclosure ( this number has been slowly coming down)</p>
<p>There were 31 closed sales that figure includes 4 short sales and one foreclosure.  There were 34 Coral Gables Pending home sales 7 of which were short sales and 5 Coral Gables foreclosures.  That is fair amount properties going under contract for December. Note that the the inventory of Coral Gables homes is 50 % less than it was  in Jan 2011.  This is good for sellers not so good for buyers since their choices are less.</p>
<p>The interest rates will remain low although financing and appraisals continue to be a problem for both buyers and sellers. Both sides need to be flexible.</p>

Remember, these homes were built before the use of air conditioning and may have passed through several owners and each owner may have put their touches on their home at the time of ownership.</p>

170 Coral Gables Condos for sale. This figure includes 21 <span style="color: #0000ff"><a title="Free Reports on Short Selling Your Property" href="miamihousingfacts.com" target="_blank"><span style="color: #0000ff">short sales </span></a><span style="color: #000000">( asking prices range from $ 58,000 to $871,000) and six foreclosures. The number of Coral Gables foreclosures has stayed very low compared to many other communities. There were ten condos that successfully sold and closed, of these 10 closings  two were foreclosed condo and 4 short sales. Most of the sales were under $149,000 and may have been reduced a few times before arriving at these prices. There were only four pending sales in November.  </span></span></p>
<p><span style="color: #0000ff"><span style="color: #000000">The good news is  ( for sellers anyway) is that the amount of inventory  of<span style="color: #0000ff"><a title="Information on Coral Gables" href="http://www.miamiluxuryhomesmatch.com/area/coral-gables-fl"><span style="color: #0000ff"> Coral Gables </span></a></span>condos has dropped off by more than half and monthly sales were steady until November. We will just have to watch the market and see where were go from here. November and perhaps December are a bump in the road.   Remember purchasing a condo is harder to finance these days because of the new guide lines.</span></span></p>
