Coconut Grove Real Estate Market Update 11/2011
Coconut Grove real estate sales of single family homes slowed down some in November, however, that may be due to a slight drop in inventory of single family homes in Coconut Grove or just buyers being more cautious about the economy in general. World events can impact our local real estate market for good or for bad.
There were 14 closed sales 0f Coconut Grove single family homes. This includes just one short sale and no foreclosures. As always in the Grove there was vast difference in the sales price. 4095 Park Ave sold for $1,250,000 and the 3241 Florida Ave sold for $60,000. There were 10 pending sales in November. These are properties that are under contract but have not yet closed or transferred title. This number is down a little as well. As you can see the most active price range was the $500,000 to $550,000 price range. Also almost 54% of the homes sold were on the market for more than 4 months and 25% of that number had at least one price reduction.
There are currently 125 active listing on the market, this does not include condos and town homes. However, does include 10 short sales and 2 foreclosures. Short sales continue to be part of the real estate make up and unfortunately impact sellers in some areas.
