Coral Gables Real Estate Market Update 10/2011
There were fewer sales in October, however, it still was a good month. There are currently 324 homes for sale in Coral Gables. In this group there are 18 short sales and 3 foreclosures ( Bank owned properties) The number of foreclosures is pretty low and I think it shows that the Coral Gables real estate market is a great investment.
In October there were 34 pending sales ( Homes under contract but not yet closed) Of these under contract , 1 was a foreclosure and 11 short sales.
The most significant sale for October was the home located 5228 Oak Lane, at Snapper Creed a gated community in South Coral Gables.
Below are Coral Gables Closed Homes Sales for September 2011 The graphs below show that most of the homes took over 4 months to sell. Also the inventory of homes has increased. These could be new listings or pending contracts that fell through.Over all the inventory of Coral Gables Homes for sale has been constant.
Also you will note the price per square foot. This is only a guide. Coral Gables real estate is to varied to apply these numbers to anyone property.
