September was a good month for any seller who was asking more than  $1,000,000 for their home and that includes one bank as well. The property  located in the gated community called Ye Little Wood.  The property address is 3950 Wood Ave.    This property has been on and off the market for a couple of years but finally sold at $1,800,000

So here we go: There were 18 closed transactions , 5 of which were “short sales” 1 one was a “bank owned” property.

There were 13 pending sales in September of which 2 were short sales and no bank owend property went under contract

There are currently 131 active lisitngs in Coconut Grove ( Single Family) That includes 4 short sales and one bank owned property.

The number of short sales and “bank owned properties has decreased. We are not out of the woods yet. Actually, short sales are preferred over ” bank owned properites since short sales  do not depreciate the Coconut Grove real esate marke as much
