Depending on where you are building in Miami , Coral Gable, Pinecrest , Coconut Grove, South Miami  or anywhere in Dade County.   Each city has different  requirements

Here are some questions that you should ask a builder

1)  Have they built other luxury homes in Miami? Ask where and what size.

If a builder has only built a 3000 foot home and now you are asking him to build a  9,000 square foot house, this calls for different types of materials , plumbing , air condition systems etc. (You should drive by these homes as well).

2) How long have they been in business under that name and have they every been sued? You can verify this information by going to Dade County Clerk. Also you can check with the Secretary of State , where all corporations are registered.  What happens in some cases a builder may close out one name and start another one, this is a stategy to avoid libility in lawsuits

3. When they tell you that the purchase includes ” high end applicances”  write in the contract the brand and  if possible model numbers.  This is where most buyers forgot to discuss since ” high end” has different meanings. Other things to consider, the plans call for  front door, well what kind of front door? Same goes for the air conditioning system as well.

4. What kind of warranty does the builder offer. How long is it for and what does it cover. Will the builder  come out after the job is finished to make repairs?  And if so for how long and what would it be limited to.

5. Have your attorney review the contract.  Lets be real, since it is the builders contract that is to say written by his attorney or it could be templated contract and it will most likely be one sided.  Most builders will work with you on contract changes.

6.  If possible, it would be great to speak wth some past clients

7. How much are the impact fees. And also ask what would make the builder go over budget?

Of course  above suggestions are done after you have you picked the floor plan and design that you desire.  Miami has some great luxury home builders.

If building your own home sounds daunting , it is.  Unless you have a style that you want or a unique floor plan or it is that waterfront lot  where you would like to dock your yacht, you should be able to find a house already built and ready to go.
