August was a good month for Coral Gables Homes Sales. There currently are 344 single family homes on the market including 30 short sales and 8 “bank owned” listings.
There are 30 Pending sales ( under contract, not yet closed) and 52 closeds sales.
This figure includes 7 short sales that closed and 2 “bank owned” listings. One significant “bank owned” property was located at 23 Tahiti Beach Road in Cocoplum.
That property had been on the market forever and a day and relisted with different brokers before it went into foreclosure. It was listed of $5,300,000 in June 2011 and closed August 2011. The purchase price was $5,150,000. Keep in mind this was prime waterfront property. Unfortunately, we may see a a few more high foreclosures come in to the market.
