Pending Sales for July

July was an active month for Coral Gables home sales. July saw 42 Closed sales ( includes 5 short sales and 0 “Bank owned” listings).
There were also 28 Pending sales ( includes 5 short sales and 2 “bank owned” listings) There are currently 352 active listings on the market.

Many of the sales are over $1,000,000 .  There are some great choices out there for buyers and opportunities for Coral Gables home Sellers.

I may be setting myself up , however, I do not think that the recent  S & P meltdown will have that much of an impact on our Miami -Dade real estate market.

It might hurt  those who were planing on selling off there stocks for a down payment for a home but I do not believe that the current market situation will hurt us. Time will tell.  At the time of this posting  mortgage rates have dropped lowest this year.
