There were less sales in the month of July, however, there were many sales over $1,000,000. The inventory of single family homes, has been reduced to 151. Included in that number  is 2 “bank owned” listings and    9 short sales. There are 18 sales that are pending in the  month of July which is pretty good. Keep in mind what is pending may or may not close. There were 15 sales in July including 2 “bank owned” properties and no short sales.   Inventories are down about  11% from June. Those homes either sold or were taken off the market in Coconut Grove         To show how diverse the Coconut Grove real esate market is :  The property at 3100 Munoore Drive  sold for $3,850,00 in Biscayne Camp and just 6 blocks away  3409 Day Ave  sold $60,000
