I have notice that that there has been  more activity in Grovenor House condo in Coconut Grove.   I searched the MLS going back 18 months  and found that there were 24 sales ranging was from  $ 585,000 to $2,700,000 .    Three of the most significant sales took place this year and the other 2 sales took place last year. The 01 line appears to be the most popular. All 5 purchase were on the 01  line

All five condos had the same square footage ( 4,026 square) however the floor plans and number of rooms were different.  The most recent sale was unit 2501 selling for 2,875,000 ( $ 714 a square ft) . This unit has 4 bedrooms and 6 bathrooms. This condo was on the market for 371 days

Condo 2201  sold for $2,700,000 ($670 a square ft) and the asking price was $3,200,000. This condos has 5 bedrooms and 5.5  bathrooms and was on the market for 96 days. Sold date was 02/10/2011

Condo 1701 sold for $2,300,000 ( $571  a square ft) and the asking price was $2,300,000. This  condo has 4 bedrooms and 6 bathrooms and was on the market for 12 days. Sold date was  02/10/2011

Condo 2101  sold for $2,820,000 ( $700  a square ft) and the asking price was $2,820,000. This condo has 4 bedrooms and 6.5 bathrooms and was on the market for  101 days. Sold date was  11/22/2010

 Condo 2501  sold for $2,875,000 ( $714 a square ft) and the asking price was $2,990,000. This condo has 4 bedrooms and 6 bathrooms and was on the market for 371 days. Sold date was 06/17/2011

 Grovenor House is enjoying a fair amount of activity with 24 sales in the last 18 months are there 3 condos currently under contact.  This year is shaping up to be busy year.
