As of this writing there are 267 condos and townhouses for sale in Coconut Grove.  This includes 6 ” bank owned” active listings and 38 short sale listings.

The month of May brought us 19 condos sales  this includes one short sale and 4 “bank owned” properties. The following is a break down of condos sales in Coconut Grove in the month of May.  We keep reaching pretty much the same number of condo sales each month. -that is good thing. Most of these sales took place just blocks away from Cocowalk and the Paragon Theater.

Also on the very last slide you will see graph of the List Price VS Sale Price.   Keep in mind that the list price may have been reduced a couple of times before it arrived at the critical list price.  Even then  there is no guarantee since there is a lot  of competion in the market place.
