Doing the walk through before your closing in your right as a buyer. The whole idea behind the  walk through is to make sure that you are buying the house in the same condition that when you made the offer and came to an agreement to purchase the house , condo or townhouse.   The other reason is to make sure that any repairs that were supposed to me carried out have been finished or what ever was agreed upon

The following in check list:

1. Repairs you’ve requested have been made. Obtain copies of paid bills and warranties.

2.There are no major changes to the property since you last viewed it.

3. All Items that were included in the sale price are still there.

4. All appliances are operating

5. A.C and heating system are working.

6.  Garage and gate remote controls are available.

7. No plants or trees have been removed from the yard.

8. All personal items of the sellers have been removed.

If you are not able to be present at  the walk-through the next best thing is to ask your home inspector to do the walk through for  you. Usually they will charge you a small fee but it is worth it.

So if you are buying a condo in Brickell, or an Old Spanish home in Coral Gables the walk through is done the same way.
